THE FUND
Te Iho Tahi (the Fund) is a commercial real estate fund focused on growing a diversified portfolio of resilient commercial property investments over time.
Investment will be through a blend of direct and indirect property investments across different stages of the real estate life cycle. By acquiring and actively managing property investments, the Fund intends to achieve improved sustainability outcomes while delivering investors, over the long-term, the opportunity for income and income growth, together with capital appreciation.

The core focus of Te Iho Nuku is on achieving commercial property diversification by region, sector, and tenant through acquiring multiple property investments over time that enhance diversification, with a focus on:
Sector
Industrial, office, large format retail, medical and accommodation sub-sectors within the commercial property landscape
Region
Major metropolitan centers, in addition to regional hubs, across Aotearoa
Tenant
Local or central Government, national and international tenants operating or employing at scale, and other tenants that provide tangible benefits to local communities that align with the Fund’s objectives

Objectives in focus
The Fund intends to grow and invest in commercial real estate investment opportunities that support delivery of the Fund’s core objectives, aiming to deliver outcomes in the following areas:
Tāngata
Practice manaakitanga to ultimately support tangible social benefit to Māori and hapori, in support of enhancing intergenerational wellbeing, offering the opportunity for mana whenua to participate as investors, or coinvestors, in property investments.
Taiao
Drive tiakitanga to enhance the natural and built environments in and around the Fund's Property Investments, with measurable targets that evolve over time.
Tahua
Enhance financial outcomes for investors through commercial property. Tahua outcomes from the Fund are intended to further support delivery of Tāngata and Taiao centric objectives of Unitholders, to suit their areas of focus for the ultimate benefit of hapori.
